Applicable Tenant Charges

Deposit, Rent & Down payment:
 
(i)    When an offer is agreed, we will ask you to pay a one weeks rent non-refundable holding fee. This is credited to the move-in monies due.
(ii)   Advance Rent: As a minimum, the first months' rent is payable before your tenancy commences, (may differ dependent on the terms of your tenancy).
(iii)  Tenancy Deposit: Equivalent of 5 weeks' rent (if annual rent is less than £50,000) or 6 weeks' rent (if annual rent is £50,000 or more), payable before your tenancy commences.
 
 
During your Tenancy:
 
Tenants will be responsible for the utility charges for gas, electricity, water, council tax & TV Licence, plus any broadband & satellite installations or subscriptions.
 
Late rental payment - Interest will be charged at 3% per annum over The Bank of England's base rate from Rent Due Date until paid in order to pursue to non-payment of rent. This will not be levied until the rent is more than 14 days in appears.

Lost keys or other security devices - The costs of replacing them plus if required, the costs of a locksmith, new lock and replacement keys for anyone requiring keys (and/or security fobs) this includes additional copies for the agent and landlord. If extra costs are incurred there will be a charge of £15 per hour (inc vat) for the time taken replacing lost key(s) or other security devices.
 
Other fees that may apply: 

Change of Tenant: £50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking Landlords instructions, new tenant referencing and right to rent checks, deposit registration as well as the preparation and execution of new legal documents.
 
Variation of Contract: £50 (inc. VAT) per variation to cover the costs associated with taking Landlords instructions as well as the preparation and execution of new legal documents.
 
Early Termination of Tenancy: All landlord's costs in re-letting the property plus all rent, council tax and utilities due under the tenancy until the start date of the replacement tenancy. The costs will be no more than the maximum amount of rent outstanding on the tenancy.
