Location, Location, Location

Westminster, the London Borough in which Hugh F Shaw & Co are based, offers a wide range of fine educational establishments such as The London Business School, Royal Academy of Music, Regents Business School amongst many others. When searching for a suitable property to rent you will need to consider various points such as proximity to campus, supermarkets, banks, public transport and green spaces. It is advised not leave it until the last minute as this could lead to lack of a choice and some fierce competition from peers attending similar courses, particularly in the summer months of July, August & September.

Decisions, Decisions, Decisions

If you intend to rent an apartment with others, it is important that you take the time to select housemates carefully. One of the main problems in shared apartments and tenancies are disagreements between housemates which can arise from conflicting lifestyles, recreational habits, personality clashes and in some cases simple tidiness and cleanliness. Remember, you are signing a legally binding contract and will not be able to simply walk away from your obligations to the tenancy.

Bills, Bills, Bills 

In addition to the payment of rent you will need to budget for utilities such as gas, electricity, water, phone, internet and a TV license, as well as food and general household items. One of the advantages of being a full-time student is that you do not have to pay council tax however you must register with the local borough and let them know. Assured Shorthold Tenancy

This is the most common type of contract and will include the names of all tenants whom will be held “jointly and severally liable”. This means that if one housemate leaves, the others are still responsible for paying that person’s rent, in other words you are all equally and legally responsible for all of the rent, and not just your own share. Parents or family members may be asked to act as guarantors and accept legal and financial responsibility should you fail to pay your rent or cause damage to the property.


All tenants are required to pay a security deposit, which is usually six weeks rent. Your landlord or agent is required by law to register the deposit with a government approved scheme. Hugh F Shaw & Co are members of the Tenancy Deposit Scheme. In the event the Landlord is managing the property then we will confirm to which scheme they belong.

Right to Rent 

All tenants with tenancy agreements for privately rented accommodation after 1 February 2016 in England will be checked by a landlord or agent to make sure they have the right to rent. More information can be found at
