Fraudulent applications although rare, have become more frequent over the past few years to include false employment and landlord references and in some cases even forged bank statements. One of the most common issues in today’s letting market are professional ‘sub-letters’, who rent a property from an agent or private landlord and then re-let the property to ‘others’ on a repeated short term basis in order to make a profit on the Landlord’s investment. This invites a whole host of potential issues, including excessive wear and tear, building security and entry to and possession of the property.
