Preparing to Let, Property appraisal and advise on refurbishment
Agree the market rent and find a tenant in accordance with your instructions as agreed in our Landlords terms of business
Provide guidance on compliance with statutory provisions and letting consents
Professional photographs and floorplans to enhance your properties marketing presentation
Market the property and advertise on our website and relevant portals
Manage prospective tenant enquiry and pro-active tenant matching
Carry out accompanied viewings (as appropriate) and provide feedback
Offer rent negotiation
Agreeing terms on the landlord’s behalf with a prospective tenant and obtaining a non-refundable deposit
Carry out relevant check on potential tenants including Referencing of Tenants
Right to rent checks
Advice on Legal insurance cover (if required)
Arranging an assured Shorthold Tenancy contract between the Landlord and the Tenant
Pre-Tenancy arrangements and advise all relevant utility providers of changes
Advise on non-resident tax status with HMRC (if relevant)
Make any HMRC deduction from Rent received and provide landlord with NRL8 (if relevant)
Collect, Register and hold tenants deposit with The Tenants Dispute Scheme (TDS) on your behalf
Collect and remit the initial months’ rent received after deducting our fees and any pre-tenancy costs
Collect and remit the rent received as per agreement (after deduction our commission)
Agree collection of any shortfall and rent payment method
Pursue non-payment of rent and provide advise on rent arrears action

As per Tenant Find & Rent collection service (see above) plus:
Day to day property Management
Under take two inspection visits per annum and notify the landlord of the outcome
Arrange routine repairs and instruct approved contractors (provide two quotes to the (Landlord)
Make payment to third party contactors on your behalf (We may maintain a working fund to deal with this)
Hold keys throughout the tenancy term
Arrange renewal of mandatory safety certification and checks (Gas safety, Smoke and Carbon monoxide alarms)

Additional Services (Irrespective of Level of Service)

Inventory Fee (Check In & Check Out)
For a pre-tenancy report drawn up by a third party and end of tenancy. Dependent on the number of rooms, furnishings and/or size of the property and outbuildings from £120 (excluding VAT) for a studio apartment

Deposit Registration Fee: £30 (including VAT)
Register landlords and Tenants details and protect the deposit with a Government Authorised Scheme. We are members of The Tenants Deposit Scheme (TDS). Provide the Tenants with the Deposit Certificate and Prescribed Information within 30 days of the start of the Tenancy.

Additional Property Visits: (£30 Including VAT) Per Visit
To attend for specific requests such as neighbour disputes or more visits required to monitor the tenancy,
 or any maintenance -linked visits.

Submission of Non-Resident Landlords Receipts to HMRC: (£30 Including VAT) Quarterly
To remit and balance the financial return to HMRC on a quarterly basis and respond to any specific query relating to the return from HMRC.

Arranging and Overseeing Refurbishment Works over £500: 5% of net costs
(plus VAT up to £5,000 and costs over £5,000 10% of net cost (plus VAT)


Obtaining quotes for the work and agreeing with the Landlord the schedule of work and quote  
Arranging access and assessing costs with contractor
Ensuring work has been carried out in accordance with the specification of works
Retaining any warranty or guarantee as a result of the works

Court Attendance £100 (Including VAT) per Hour

Rent guarantee Insurance
Empty property management – We can visit regularly and ensure that you comply with the terms of your insurance policy during void periods
Interior Design Service plus arranging and overseeing refurbishment work


Notice of the Right to Cancel


You have the right to cancel this contract within 14 days under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013. This must be done in writing from within 14 days from the date that the contract is signed. This notice should be sent to 22 Melcombe Street, London NW1 6AH or by email to info@hughfshaw.com.


Any notice of cancellation is deemed served on the day it is delivered, posted or sent. This directive only applies to distance contacts.
If you have given us your written agreement to market the property for rent within the cancellation period, then we reserve the right to charge an admin fee equivalent to the expense incurred for marketing the property at the date of cancellation.
